In addition to our acceptance criteria, we are also transparent up front for our lease agreement. While the sample lease appears long (and it is), it can essentially be reduced to a few very simple points:
- Rent is due on the first day of the month. If you don’t pay rent as instructed in the lease and on time, we may leverage a wide variety of legal levers to ensure we are able to collect the rent you owe.
- Only individuals listed on the lease- who have passed tenant screening checks- are allowed to maintain occupancy.
- The property was given to you in excellent condition and you agree to care for our property and return it in equally exceptional condition at the end of the lease period. We will retain a security deposit to offset property damage that may occur during your occupancy.
- You will tell us about events that affect our interest in the property.
The official and signed contracts will be maintained on avail.co. However, we make a sample lease and a shorter “easy version” so you know what to expect and can determine if this is the right property for you before applying for residency.
