ACCEPTANCE CRITERIA:
We strictly abide by the requirements as set forth in the Fair Housing Act- we will NOT discriminate on the basis of race, color, religion, sex, disability, familial status or national origin. That said, we do maintain fairly high and stringent screening criteria for our properties. To create the best experience for everyone, we strive to be very transparent with our acceptance criteria up front before you submit any application. Notable highlights of acceptance criteria for our residents include:
- Applicants should have a credit score ≥ 580.
- Applicant’s monthly income must be ≥ 2.5x monthly rent;
- Applicants will be disqualified upon finding the felony conviction of: violent crimes, sex crimes, drug manufacturing or distribution; or property damage.
- Applicants will be heavily disadvantaged and likely disqualified for financial mismanagement including evictions, judgments to previous landlords, multiple missed payments, etc.
- Applicants that do not meet credit criteria and/or income verification may have a guarantor if they are able to meet the same eligibility criteria and verify monthly income ≥ 4x monthly rent.

WHAT NEXT:
If you have read the sample lease and agree the property rules are reasonable, and if you have read the acceptance criteria and believe all residents will qualify, then submit an application on avail.co or contact us directly for an application. We’ll perform an initial review and if everything appears in order, we’ll send the link to you to perform the Transunion SmartMove check (application fees are simply to cover the screening check and will be made directly to Transunion. We make zero dollars from your application.) If everything comes back clean- which it should if you meet the acceptance criteria- we can finalize security deposits, move-in charges and schedule payment of first month’s rent and move in.
MOVE IN COSTS
Fees you can expect to pay associated with your move-in.
- $42.99 – Tenant Screening: Paid directly to TransUnion. We make ZERO.
- $100.00 – Certificate of occupancy: Inspection fee charged by City of Commerce when new residents take occupancy. Paid at same time as security down payments. We make ZERO.
- $50.00 – Lock rekey charge: Texas law requires landlords to rekey/change locks within 7 days of move-in. This fee is to partially offset the cost of compliance. By law, we cannot mutually agree not to perform this requirement so this non-refundable charge is to offset our cost. We actually LOSE money to do this (because rekeying/new locks costs significantly more than $50)
- $1,250.00 – Refundable security deposit. Returned to the tenant within 30 days of move-out less reasonable fees for property damages (if any) and/or penalties for lease violations. We make ZERO.
- Varies – Utility deposits – This is between you and the utility company, but you should budget for it and be prepared to have utilities switched to your name. We make ZERO.
Here’s the point- there are notable costs associated with move-in to be paid for by the tenant that we make ZERO dollars from.
FIRST MONTH/PRO-RATED RENT
For move-ins that occur in the first 2 weeks of the month, renters will be charged a simple pro-rated rent with first rent payment due on the first of the next month.
For move-ins occurring with less than 2 weeks before the start of the month- first month rent PLUS pro-rated rent must be paid prior to move in- and next rent payment are due on the first of the FOLLOWING month.
